ARCHITECTURAL PROJECT
OUR PROCESS
Architectural Project is a design process that results in a collection of drawings and written documents developed by our team, based on the programme, objectives, goals and budget of the client. Each project is analysed within its surroundings and within the frames of local legislation.
The architectural project is composed of several working stages: preliminary study, design development, base project, execution project, bidding and, finally, technical assistance on the construction site.
1 – PRELIMINARY STUDY / PROGRAMME
After acceptance of the fee proposal, we sum up all the preliminary principles requested by the client, create a general scheme and present possible interactions and relations between spaces and functions, creating fundamental objectives to be maintained during the design phase.
2 – DESIGN DEVELOPMENT
We formalize the pre-stated objectives and programme and translate them into drawn elements, like plans, sections or sketches, taking into consideration structural and engineering solutions, like infrastructures, in order to create a stable and rigid base for the project.
This stage includes a project layout where the exteriors, interiors and materials are already more fully defined.
We work with digital models (3d models) to be able to show to the client the designed spaces in more detail.
3 – BASE PROJECT / SUBMISSION
After the acceptance of the design, we complete the project and prepare its delivery to the City Hall or other institution in order to obtain the Building Permit.
This phase includes drawn and written elements, as well as all the necessary documents to perform a correct submission.
At this phase, we verify and coordinate the engineering projects to fully correspond to the architectural project.
4 – EXECUTION PROJECT
A phase of the project that includes detailing and specification of all the elements in drawing and written form in order to be well executed by the constructor.
Execution project results in a submission of Material Specification (definition of all the finishes included in the project), Construction Specification (definition of all the constructional proceedings), Measurements (quantification of all the elements and materials defined in the Material Specification), General Drawings and various Detailed Drawings (constructional details, stone-works, wood-works, bathrooms, etc.).
This project serves as a basis for quotes and timeline of the construction work, helping to make a better decision when it comes to choosing a contractor.
5 – CONSTRUCTION BIDDING
Clients can choose to hire a contractor or to ask a few contractors for a quote in order to be sure they are getting an adequate bid in a sense of quality, price and schedule.
During this process, we answer any doubts that the contractors may have, issue formal clarifications to the drawings and specifications and help to evaluate the quotes.
At the client’s request, we can offer our help in asking for quotes and choosing a contractor.
6 – TECHNICAL ASSISTANCE ON CONSTRUCTION SITE
We are available to perform technical assistance on the construction site in order to make sure that the premises of the project are being maintained and to guarantee the execution of the details defined in the execution phase.
Depending on the complexity of each project, we propose different schedules for visits on the construction site to clarify any doubts that may appear during the building phase. The frequency of the visits to the site could be daily, weekly or monthly, depending on the complexity of the site.
During this phase, we will answer queries from the contractor, issue necessary modifications and corrections and solve problems that may arise in the field.
